Condesa is the family half of the Fiesta Americana pair in Cancún, and the cheaper one. Its sibling, Grand Fiesta Americana Coral Beach, sits seven kilometres north at Punta Cancún and costs accordingly. Same group, same country, genuinely different trips — and the difference is mostly the beach.
Condesa sits at Km 16.5, on the long east-facing stretch that runs down the open Caribbean. That gets you the wide, classic Cancún beach in the postcards — a proper sweep of sand, real surf, and the sunrise over the water. It also puts you on the side of the peninsula that sargassum actually hits. That trade is the whole decision here, and we'd rather say so plainly than sell you the sand and skip the seaweed.
The resort came out of a multimillion-dollar renovation with its 507 rooms across three towers redone — new furnishings, redesigned bathrooms, rain showers, 56-inch TVs, electronic key access and faster Wi-Fi. If you looked at this property a few years ago and passed, it isn't the same hotel. It runs as a full family all-inclusive: kids' club, family rooms, and adults-only areas for when you need them.
One thing the listings bury: a number of the ground-floor rooms open straight onto their own private plunge pool, set into the palm gardens rather than shared with the main pool deck. On a resort of 507 rooms that is the difference between a big family all-inclusive and somewhere you'd book for a quiet week — but they are a small share of the inventory and never the default, so ask for one by name rather than hoping.

Where it sits on the Hotel Zone
Kukulcán
Condesa sits at Km 16.5, roughly two-thirds of the way down the southern arm of the Hotel Zone. The boulevard turned south at Punta Cancún seven kilometres back, so the beach here faces east into the open Caribbean — the opposite orientation to the bay resorts at the top of the strip, and the reason the sand is so much wider.
It's a quieter stretch than the Punta Cancún cluster. You are not walking to Coco Bongo from here. La Isla Shopping Village is a few kilometres north, the airport runs about 20 minutes south, and most trips off the property start with a taxi or the R1 bus down the boulevard.
Sargassum exposure
This is the exposed side. Km 16.5 faces east into the open Caribbean with nothing between the sand and the Atlantic drift, so when the rafts arrive through the April–August window this stretch takes them directly. Expect raking crews, expect some mornings where the water's edge is brown, and expect it to vary day to day with the wind.
None of that makes it a bad resort — it makes it a resort whose beach depends on your dates. December through March is reliably clear on this stretch, and that's when the wide east-facing sand is the best beach in Cancún rather than the riskiest. In peak sargassum months, the same sand is the gamble.
If your trip lands in that window and the beach is the whole reason you're going, the honest answer is to look at the bay side instead: Coral Beach at Km 9.5 or Temptation at Km 3.5 sit behind the Punta Cancún headland and largely escape it.

Don't confuse it with Fiesta Americana Cancun Villas, a separate and much smaller property that books under a similar name. Check the Km marker — Condesa is the Km 16.5 one.
