Same brand, two very different beaches
These are both Fiesta Americana properties, both all-inclusive, both open to families — and travellers mix them up constantly. The names don't help: Grand Fiesta Americana Coral Beach at Km 9.5, and Fiesta Americana Condesa at Km 16.5. Seven kilometres apart, and on opposite sides of the corner where the Hotel Zone stops running along the bay and turns south down the open Caribbean.
That corner decides almost everything. Coral Beach sits on the north-facing bay side — calm swimmable water, and the stretch that largely escapes the sargassum. Condesa sits on the east-facing ocean side — the wide postcard beach with real surf, and the side that takes the seaweed head-on in peak season.
The second difference is tier. Coral Beach is all-suite luxury with a Forbes Four-Star spa; Condesa is a renovated family all-inclusive at a meaningfully lower price. So the honest question isn't which resort is better — it's which month you're travelling in, and what you're willing to spend.

The beach — and the season
This is the whole comparison, and it flips depending on your dates. From roughly December through March both beaches are clear, and Condesa's wide east-facing sand is arguably the better one — more space, real surf, sunrise over the water. From April through August the rafts arrive, and the east-facing stretch takes them while Coral Beach's north-facing sand behind the headland largely stays usable. Same two resorts, opposite answers, six months apart.

Coral Beach is at Punta Cancún, the most connected spot on the strip — Coco Bongo, Forum by the Sea and Plaza Caracol are a five-minute walk. Condesa at Km 16.5 is a quieter stretch where reaching any of that means a taxi or the R1 bus. Whether that's a cost or a benefit depends on whether you want the strip or want away from it.

Condesa is the family-priced way into the same brand, and after its renovation the gap in room quality is narrower than the gap in price.
