Ziva has the most unusual footprint on the strip: it occupies the Punta Cancún headland itself at Km 9.5, the pivot point where the Hotel Zone turns from its north-facing bay stretch onto the east-facing Caribbean stretch. The resort is wrapped by water on three sides.

That means it has beach on more than one aspect — a sheltered north-facing side looking across Bahía de Mujeres, and an exposed side facing the open sea. The nightlife cluster is a few minutes' walk, and the airport is roughly 20–25 minutes south.

The three-sided position is a real hedge, and it's the most underrated thing about booking Ziva in peak season. Sargassum arrives on the Atlantic drift and loads up the east-facing beaches; the sheltered north side of the headland, behind the point and facing Bahía de Mujeres, typically stays far cleaner on the same day.

So on a bad week you are not stuck with one aspect — when the ocean-facing sand is churned up, the calmer side of the property usually still works. Between roughly April and August that flexibility is worth more than any resort's cleanup schedule.
